Industrial Real Estate Dominican Republic | Site Selection Guide

Why operational requirements, infrastructure and location matter more than square meters alone.

When a company tells me, “We need a 5,000-square-meter warehouse,” I know the conversation is just beginning.

What is happening inside those 5,000 square meters?

Storage? Distribution? Manufacturing? Assembly? Cold chain? Last-mile logistics?

How many trucks move through the operation? Containers? What clear height is required? How much power? How much office space? What kind of loading? Is future expansion expected?

In industrial real estate, the square meters may work perfectly and the building may still be completely wrong for the operation.

That is why industrial and logistics searches should begin with the business and technical requirements—not with the property list.

A Warehouse Is Not Just a Building

Clear height, loading docks, grade-level doors, floor specifications, electrical capacity, fire protection, ventilation or HVAC, yard depth, truck circulation, security and employee parking can determine whether a facility works.

And every operation brings its own requirements.

A distribution center may place enormous importance on truck movement and highway access.

Manufacturing may require specialized power or infrastructure.

A last-mile operation may value proximity to customers more than a traditional logistics operation would.

The building has to support what happens inside it.

Location Is a Supply-Chain Decision

For industrial and logistics users, location should not be evaluated only by asking rent.

Ports, airports, highways, customers, suppliers, labor and transportation routes become part of the real estate equation.

A facility with a lower rent can become much more expensive if its location adds transportation time, inefficient routes or operational friction every day.

The real question is not simply:

“Where can I find a warehouse?”

It is:

“Where should this operation be located?”

Existing Building, Retrofit or Build-to-Suit?

Some requirements fit existing inventory.

Others do not.

A specialized operation may need modifications, additional infrastructure, land or a build-to-suit solution.

The more specialized the requirement, the earlier the real estate process should begin.

Timing matters because adapting an existing building and developing a purpose-built facility are completely different processes.

One of my first questions is therefore:

When does the operation need to be running?

Verify the Technical Information

Industrial real estate is also an area where assumptions can become expensive.

A broker can coordinate information and identify the questions that need answers, but engineers and other qualified specialists should validate technical conditions.

Structural capacity, utilities, fire protection, environmental matters, permitted use and other technical or regulatory issues require the appropriate professional review.

I would rather tell a client “we need to confirm this” than provide a quick answer that later turns out to be wrong.

Industrial Inventory Is Not Always Visible Online

Not every industrial opportunity is perfectly marketed online.

Some facilities are promoted quietly. Others may become available because an owner, developer or broker knows that an operation is moving.

That means industrial search requires market work.

We review our databases and portfolio.

We speak with owners, developers and other brokers.

We ask questions.

We actively research the market.

For an international company, that local legwork can be the difference between receiving a list of warehouses and identifying a real shortlist.

At Desangles Properties, our role is to understand the operating brief, work the Dominican market and coordinate the real estate side of the site-selection process.

You know your operation. We know our market.
